Terms of Use
Effective 19 October 2026.
1. Acceptance of these Terms
These Terms of Use (“Terms”) govern your use of blueflo.tech, its pages, its application programming interface (the “API”) and its MCP server (together, the “Service”), operated by Blueflo (“Blueflo”, “we”, “us”). By using the Service you agree to these Terms. If you do not agree, do not use the Service. Our Privacy Policy describes how we handle information.
2. The Service
The Service summarises what New York City’s public records say about a building, as of the date each record was last checked. Every fact names the dataset it came from and the date we last checked it. Nothing on a building page is our opinion of the building, and we publish no score, rating or grade. Nothing on a building or apartment page is contributed by users: every fact there comes from public records.
3. What the Service is not
- Not an inspection. Nobody from Blueflo has visited the building. No part of a card is based on anyone looking at it.
- Not advice. We republish public records; we do not verify them. They may be incomplete, late or wrong. A card is not a professional opinion about a building’s safety, condition or value.
- Not current by definition. A record is accurate only as of the date shown beside it. Where we have not re-checked a fact within its window, the card says so instead of showing it.
- Not a substitute for the agency. Every record links to the issuing agency’s copy, which governs.
4. Prohibited uses
You may not use Blueflo, or anything derived from it, to evaluate a person — including any decision about renting to, lending to, insuring, hiring or doing business with someone.
The Service is not a consumer report, credit report or background check, and is not provided for any purpose for which a consumer report may be used. Any such use is prohibited.
The Service publishes city records about buildings and, where the city’s own records name one, about individual apartments; a complaint or violation is filed against a place, and the city publishes it that way. It does not publish anyone’s name, who lives or lived anywhere, length of tenancy, payment history, or any score, rating or grade. Individual owners appear as “individual owner”; only companies are named. The Service contains no crime, school or demographic data. An apartment having records is not a fact about the people in it.
You also may not: present a card, or any part of it, as an inspection, a certification or our endorsement; republish facts without the sources and dates attached to them; exceed the API’s published rate limits or otherwise interfere with the Service; or use the Service unlawfully.
5. Permitted use and licence
Subject to these Terms, you may view and share pages of
the Service, quote facts from it with their dataset names and dates attached, and use the
API (schema, datasets) and the MCP
server at /mcp within the published rate limits.
6. Public records and intellectual property
The underlying records come from New York City and federal agencies and remain theirs; we claim no ownership of public data. The selection and arrangement of the Service, its wording, design and software are ours.
7. Apartment records pilot
7.1 Access. The apartment-record pilot is invited: it is not open to the public, and you may ask to join; we decide each request. You must be at least 18 to take part.
7.2 Privacy of records. A record is private: only you, and anyone you send a share link to, can see it. We open a record only to review a report or respond to a legal demand. Nothing in a record appears on any public page.
7.3 Your content. “User Content” means the photos, notes, repair entries and other material you add. You keep your rights in your User Content. You grant us a licence to store it and to show it to you and to anyone you send a share link, and for no other purpose unless we ask you first and you agree. You may not add photos of people, anything you are not entitled to photograph, anything unlawful, or anything false or meant to mislead. We may remove User Content that breaches these Terms.
7.4 No verification; not legal advice. A record is not verified by Blueflo: we do not check who you are, that you live where you say, or what your photos and notes show. The pilot is not legal advice, and we do not promise that a landlord, court or anyone else will accept a record.
7.5 Repair dates. The date you give each repair update is your statement; the page shows it beside the time you logged it, which is ours. Where a city record concerns the same topic as a problem you logged, we say so; that means only that the topic matches, not that it is the same event.
7.6 Share links. A share link shows your record read-only and never your email, and stops working when you turn it off or after 30 days. Anyone holding a link can see the record, including photos.
7.7 Deleting. You may delete a photo, a room, a record or your whole account at any time; deleted photos are removed from our storage. We cannot retrieve copies anyone has saved from a share link.
8. Photos in apartment records
A record may hold a move-in or move-out photo of something in a room, and a photo of a repair — the leak, the stain, the notice on the door — attached to an update in the repair log. Both are taken with the camera on the page and handled the same way.
- “Saved in app”. Every photo is labelled “saved in app” and dated by our server when it arrives; neither you nor we can change that date. The label means only that the photo reached us through this page at that time. It does not prove when or where the photo was taken, what device took it, or that it was not edited.
- Embedded data. Before a photo is stored we remove the information cameras embed in the file, including location and device details.
- “Phone said near the building”. This check is optional: nothing happens unless you choose it, and your phone then asks your permission. Your phone compares its own position with the building’s and sends us only a yes, or nothing. We never receive, store or see your location. The label is shown only if your phone reported its position to within 100 metres and placed the building within 150 metres. It reports what the phone said, which Blueflo does not check; it does not show that you were inside the building or the apartment.
- No label is not evidence. If you skip the check, decline it, or your phone is unsure, a photo without it is saved the same way and says nothing about where you were. We never show “not near the building”.
9. Corrections and reports
Every building page, apartment page and record page has a “Report an error” link, and we log every report and its outcome. Where the city’s own record is wrong, only the agency can correct it; the Service reflects the correction when it next refreshes from the source. Report something wrong.
10. Disclaimer of warranties
The Service is provided “as is” and “as available”, with no warranty of any kind, express or implied, including any warranty of accuracy, completeness, merchantability or fitness for a particular purpose, to the fullest extent permitted by law.
11. Limitation of liability
To the fullest extent permitted by law, Blueflo is not liable for any decision made, or any loss arising, on the basis of the Service. Before spending money or signing anything, verify with the agency and with a professional who has seen the building.
12. Indemnity
You agree to indemnify Blueflo against claims arising from your breach of these Terms, including any use prohibited by section 4, and from User Content you add.
13. Suspension and termination
We may suspend or end your access to the Service, or to the pilot, and remove User Content, if you breach these Terms. You may stop using the Service, and delete your account, at any time.
14. Governing law
These Terms are governed by the laws of the State of New York, and any dispute shall be brought in the state or federal courts located in New York County, New York.
15. Changes to these Terms
If we change these Terms materially, we will change the effective date above; continued use after a change means you accept it. We keep every previous version and will send you the one that applied on any date if you ask at [email protected].
16. Contact
